Do I actually own the property?
Yes. The property is purchased in your name (or your LLC). You hold legal title throughout the life of the note. The buyer holds equitable interest via the Contract for Deed and receives full title only after paying off the balance.
What if the buyer stops paying?
Contract for Deed includes remedies for default, which vary by state. In most cases, the process is faster and less costly than a traditional foreclosure. Our team can walk you through what default would look like for your specific deal. We also have processes for Cash-for-Keys resolutions, which are often the cleanest outcome for everyone.
How long does the full process take?
From contract signing to your first monthly payment hitting your account, typically 45–75 days. Property acquisition is the longest step (2–4 weeks); buyer placement usually happens in parallel so that the property fills within days of your closing.
What markets do you work in?
Primarily Illinois (Cahokia, Centralia, East Saint Louis, Granite City) and Michigan (Flint, Saginaw, Bay City). We occasionally work in Ohio and Missouri when inventory is available. We stick to markets where we have proven buyer networks and predictable inventory.
What about property taxes and insurance?
Under the Contract for Deed structure, the buyer is responsible for property taxes and insurance during the life of the note. This is built into every contract we draft. You receive the monthly payment free of those carrying costs.
Is this legal in every state?
Contract for Deed is legal in every U.S. state, but specific rules vary. We only operate in states where we have established legal infrastructure and where the CFD structure is well-supported. This is why we focus on the Midwest.
Can I do more than one property?
Yes. Many clients start with one property, see the cash flow begin, and then engage us for a second or third. The flat fee applies per property. We’ll often offer priority on deal flow to clients building a multi-property portfolio with us.
What happens after closing? Do you disappear?
No. Ongoing note servicing is available for a small monthly fee if you’d rather not collect payments directly. Many clients prefer this because it makes the investment fully passive. Others prefer to self-service the note. Both options are available.
